Our Process

1. Initial Consultation
We begin with an initial consultation to understand your brief, objectives, budget considerations and site constraints.
2. Quote & Instruction
Following the consultation, we issue a written fee proposal and scope of works. Once agreed, we proceed with the project.
3. Site Survey
A full measured survey of the existing property is undertaken to inform the design and ensure accuracy throughout the process.
4. Initial & Planning Drawings
We prepare existing and proposed drawings for client review and development.
Where required, we manage:
Permitted Development submissions
Full planning applications
Design & Access statements
Liaison with the local planning authority
We also assist with amendments, re-submissions or appeals if necessary.
5. Building Regulations Drawings
Once planning is approved (or confirmed as not required), we develop detailed building regulations drawings suitable for construction. This stage includes coordination with:

Other specialist consultants, as required
6. Ready for Construction
At the conclusion of the pre-construction phase, clients are provided with a coordinated set of drawings and approvals to allow works to start on site.
Consultant Coordination & Support
We act as the lead designer throughout the pre-construction process, coordinating input from a wider professional team where required. This includes:
